In line with Awaab's Law

What you need to know

Effective from October 27, 2025, Awaab’s Law is a new UK regulation designed to ensure that social landlords act quickly to address health hazards, particularly damp and mould, in tenants’ homes.

Named in memory of Awaab Ishaak, a young boy who tragically died due to mould exposure in social housing, this law introduces strict timelines for landlords to investigate and repair reported issues.

Who It Applies To:
Awaab’s Law applies to all social landlords, including those managing temporary or supported accommodation.

Purpose:
The goal of Awaab’s Law is to protect tenants’ health and safety by ensuring landlords are held accountable for timely action against serious housing hazards.

Future Scope:
While the current focus is on damp and mould, the government plans to extend the law to cover other housing hazards from 2026 onwards.

Key Requirements:

  • Landlords must investigate reports of damp or mould within 10 working days of becoming aware of the issue.

  • A written summary of the investigation findings must be provided to the tenant within 3 working days after the investigation ends.

  • Emergency repairs must be completed within strict time limits set out by the law.
